Good morning Planning Services,
Thank you for letter dated 3 July, '23 confirming the Council have now received the above referenced planning application.
I wish to make the following observations which in their own right and where appropriate may be considered to be an objection within the parameters of individual works carried out without primarily seeking planning consent :
Firstly, this application should be registered as ' Development already carried out' as the development works have already been intentionally completed under the purposes of planning legislation.
The application title has also omitted the inclusion of 2.3m high boundary fencing which is above the 2m's statutory height.
Turning to the other components of the works carried out at the site, the submitted drawings of the rear conservatory do not correctly represent the actual height and pitch of the conservatory roof built which in reality is 25 degrees and not 20 degrees as depicted. Fortunately, the fact the roof and side elevations are in the main glazed, has assisted in mitigating visual verticality impact of this structure.
The rear and side boundary timber fencing have been replaced/erected from 1.8m's to 2.3m's in total height including diamond patterned trellis panels and therefore require statutory consent.
With respect to the replacement front elevation windows and specifically the bay window, these are not in keeping with the prevailing style and character of the street and the bay window glazed 'slab' is more akin to a shop window. It is also out of kilter with the mock Georgian architectural style of the original design ethos adopted in the design identity of the dwellings forming estate planning of Newstead Way. In this respect these fenestration deviations are seen to be unfortunate transgressions in 'poor taste'.
